Notary in Villeray-Saint-Michel-Parc-Extension

In Villeray-Saint-Michel-Parc-Extension, the daily work of a notary is deeply shaped by the residential layout of the area. With single-family homes making up only 5.5% of the housing stock, real estate transactions rarely involve detached suburban properties. Legal professionals here primarily handle transactions for traditional Montreal plexes, often converted into undivided co-ownerships. This context requires a meticulous analysis of property titles and sharing agreements for these shared structures.

How does a notary protect me when buying a plex built in 1954?
With a median construction year of 1954 and 9.9% of dwellings needing major repairs, the notary adapts the deed of sale by inserting specific clauses regarding the building's condition. This ensures that the division of financial responsibilities for upcoming renovations is clearly defined between buyer and seller.
Since the neighborhood has few single-family homes, what is the notary's role when buying an apartment in a plex?
With single-family homes accounting for only 5.5% of properties, purchasing a portion of a plex is common. The notary drafts the undivided co-ownership agreement, a mandatory document to define each occupant's usage rights and structure the financing with the lender.
I am part of the 27.6% of owner households and want to bequeath my triplex, how should I proceed?
The notary drafts an official will that considers the specific nature of your older multi-unit property. This allows you to plan the transfer of the building without creating management conflicts or unexpected co-ownership issues among your heirs.
